Definitely. Based on our agreement with the property owner and condition of the property appliances we organize regular maintenance of all appliances in the property.
The regular maintenance is done in order to minimize the repairs and maintenance costs while we also organize emergency repairs in case of appliance breakdown.
Yes. On a monthly basis we do manage the property bills and utility expenses and send a report to the owner or tenants depending on the agreement.
Usually we visit the property once per month in order to check out everything and update the property owner on the status of their property. If necessary we visit the property more than once per month, in case of need.
In case you are our client, we will be guiding you through the whole process of preparation for a successful start in the renting process. The activities may involve cleaning and repairs, as well as maintenance and improvements at the property.
Although we don’t know who will reach out as a candidate to lease your property, we will make sure to find candidates which match the previously agreed characteristics and terms on which the property owner informed us and which have been agreed.
There is no precise answer to this question. Once your property has been registered with our company we will make all efforts to market the property in order to find adequate tenants for a longer period of time. We will use our extensive network in order to inform all partners as well as potential clients that your property is available.
Maintenance requests and orders are managed in partnership with our service providers. Immediately upon receival of the maintenance request we determine the nature of the request and decide on the optimal solution in order to resolve the issue in a timely manner.
We update the property owner on the status of their property on a monthly basis. In case necessary the information is distributed to the property owner even more often based on the types of activities within the property.
The move in & move out services includes the organization of new tenants moving in the property as well as move out service for current tenants. Depending on the chosen property management service we provide move in and move out services for property owners. The move in and move out services are provided in accordance with all requirements previously agreed with the property owner.
We make all efforts to ensure the rent payment to be received no later than the 15th of every month. In case rent collection is agreed the rent payment is done directly to the property owner’s bank account along with the accounting statement.
In case the tenants are breaching the lease agreement we will post a legal notice and give an opportunity to cure the violation. In case the tenants did not cure the violation we will undertake necessary legal procedures in order to resolve the situation.
